Landscaping Guidelines

 

We are pleased to live in an attractive  neighborhood where we can enjoy our properties in an inviting space in which we are happy to live and relax.

 Our  HOA has a responsibility to maintain the value of the community, and that includes maintaining a clean, uniform look. Preserving the visual integrity of our development is an important function of an association, and the authority to regulate improvements or changes to a property derives from the association’s governing documents.

San Marcos Casitas HOA has established architectural, trees and plants and paint & trim guidelines to help you.

Homeowners cannot make landscaping, tree & plant changes unless they meet these guidelines

Trees should be regularly trimmed and not be unsightly. 

These guidelines do not apply to the backyard of the property as that  is the owner’s responsibility, unless it is visible from the front of the property.

Changes should not conflict with the CC&Rs, bylaws, or rules.

 

To make it easy, see the website and below for an online form to submit to the HOA representatives.   The more information you can provide with the request, the better. 

Once an application has been reviewed by the management company it is sent to the Board of Directors. It is the board’s responsibility to make a final decision on the application. The CC&Rs provide a timeframe for how long the board has to decide on a homeowner’s request. 

If an application is disapproved, a written response will be provided to the homeowner and will include both an explanation of why the application was disapproved, and a description of what the owner would need to do in order for their request to be reconsidered by the board.
